ATTENTION HOMEOWNERS and CUSTOMERS
Two things to know ABOUT LICENSES and INSURANCE BEFORE hiring a Contractor.
LICENSING – It is easy to be mislead about what is a proper or valid contractor’s license. Properly licensed contractors ALWAYS have a contractors license either Registered or Certified with the Florida Dept. of Business and Professional Regulation (DBPR), and pull their own permits. A valid Florida Certified Contractors license # will begin with CG, CB, or CR.
1.If you are asked to pull your own permit, the person you are working with is probably not a properly licensed contractor- that means they are not licensed to perform the work. Note: Homeowners who pull their own permit are legally bound to perform or supervise ALL work that is performed, provide Workers Compensation insurance for any workers, treat all workers as legal employees, issue paychecks, take out taxes, and report payroll taxes, etc. – it’s Florida law. A properly licensed contractor must list their Florida Contractor license number on their business card and all advertisements. Florida DBPR website
2.INSURANCE – Always ask your contractor for a ‘Certificate of Insurance’ for Liability and Workers-Comp Insurance. The certificate should be sent to you by the insurance agent at no charge to you. To protect you against fraud, your contractor should not provide the certificate directly to you, it must always come from their insurance agent’s office. Properly licensed contractors and other tradespeople must carry proper insurance and will provide you with the above proof of insurance.
*NOTE - A business license does NOT constitute a valid contractor’s license. The words ‘Licensed & Insured’ in an ad or printed on a business card doesn’t mean much- there is NO substitute for a valid Florida Contractors license - ask for it.
**NOTE- A Workers-Comp ‘Waiver’ does NOT provide financial protection to homeowners if a worker is injured while working on your property- remember, there is considerable risk in hiring unlicensed and uninsured workers.
